There comes a time in all our lives when we have to make the difficult decision of shifting to a new place. Selling the house you live in is an editable step along the way. What really matters is how you will be managing it.

The first obvious option is to hire a real estate agent that will take care of listing your house and getting the documentation done. Much of the work is planned by the agent but all of this, comes at a hefty fees.

You may decide to embark on this journey on yourself. This will not be a bad option considering the amount of cash you will save. Further on I will discuss the prime steps which you need to cover for selling a house without a realtor.

Preparing your house for the Market

When you’re selling a home without a realtor, the first step is to prepare your house as if it’s the dream house you buyer would want to buy.

It is advisable for you to remove the extra belongings from your house to a temporary storage space. A stuffed house with boxes and cartons never gives a good impression to the buyer. Moreover, simple is more easy to the eyes. Sometimes we get carried away when we see a beautiful ornament for our homes or a handy couch, these are just some minor things with which we fill our homes with.

However, ever noticed why hotel rooms and suites are decorated so simple and yet look amazing. Similarly, you should keep your interior as simple as possible for the new buyers to see the house.

Setting up the price

We are often compelled to price our house on to our expectations. Usually it is the job of the realtors to fix the price, not according your desire but the actual market rates. Therefore when you’re selling a home without a realtor you need to research for a competitive price range in the market and set the price accordingly. The survey will include the price range of the neighborhood and the conditions of them.

Time for some Marketing

When you don’t have a realtor to represent your house, you need to do the advertising yourself. The first step is to advertise the house in many real state websites. Secondly, start printing dozens of posters and a for sale sign. You can put those on the bulletin boards of your community, while reaching out to your connections.

Keep an open house

When I’m selling my house without a realtor, I always keep an open house. Open houses are the best way to advertise you home. You can keep some light refreshments and place brochures of your house on every possible place you can find. It is believed the smell of vanilla and cinnamon entices people and makes them comfortable.

Remember to follow the rules

It is most important to follow the real estate regarding laws with diligence. You cannot discriminate any buyer for reasons such as race, sex, and religion. There are many other laws that you may not have taken account off.

It is advisable to visits a related company and in understand all the basic laws that regards to selling the house. It will enable you to perform each step of the sale legally and confidently. You can also hire a realtor just to manage the documentation at the end of the sale.
